What to consider when purchasing a home...

One of the first things to think about is what you can comfortably afford? It's best practice once you decide to start searching for a home to speak with a lender and get a pre-approval, that way, when you find a home that suits your needs, the Seller's of that property know that you are ready to act! It will also put you in a much stronger position when submitting an offer! Once you have been pre-approved, then it's time to find your new home! If you don't know any reputable lenders, that's not a problem; give me a call! Next comes specifics...

What do you NEED in the right home? What do you WANT in the perfect home? Your list of WANTS should be items that are preferred but not required (for example, that 3rd bathroom or that wrap-around deck). Realistically you probably won't get everything on your WANTS list, but it can be a great tool to keep you on track when searching for a home. Now that you have considered your ideal price range and specifics, you can begin looking for your new home!

So you have found the right home...

Once you find a home, you will submit an offer. The seller will review and consider the offer, then you will go under contract to purchase! At this time, you should be advised how to set up an inspection, and the lender will likely require an appraisal. Other things to consider besides the cost or the inspection and the appraisal are the down payment and closing fees. As a responsible buyer, you should know what fees to expect, whether they are mortgage-related or government imposed. Those fees can include but are not limited to, appraisal fees, loan origination fees, Loan Discount Points, PMI (Private Mortgage Insurance for homebuyers with a lower down payment), Recording Fees, Transfer fees, Etc.
